EICRs For Rental Properties And HMO's
The Landlords and Tenants act 1985, Electrical Safety
Landlords must ensure that the rented property is safe when tenants move in and throughout their tenancy; achieved through an Electrical Installation Condition Reports, sometimes referred to as periodic inspections, electrical safety certificates, landlord safety tests or homebuyers tests.
During an EICR, the consumer unit (or fuse board), wiring and electrical accessories of a property are tested and inspected for faults or deviations from the Wiring Standards.

What is Part P ?
Part P is simply a section of the building regulations that relate to electrical safety in the home. As such it is purely based on Domestic Electrical work and is not relevant to commercial electrical work. All electrical
work in the home must comply with Part P (As well as a range of other building regulations). Part P also states that certain types of work must be notified to building control. Building control will then issue the homeowner with a Part P certificate for the work.
One Goddon Electrical Services is Part P Registered and can certify work related to Part P and deal with all aspects of Building Control notification on all electrical installations.
The information is for your guidance you should always check for your particular requirements before commencing any work, or you can contact us, If we can’t give you the answer straight away, we will get back to you.
If useful, you can take a photo and send to my email, for example, a consumer board incoming main supply (metering and or main switch fuse ect)
If you are having an EICR, and there will be a need for remedial work, this is not an issue.
If we are completing the work, we will agree on a price. If however, it’s more economical for you to do the work yourself or via a second party, this is not a problem we can return and test the relevant remedial actions to complete the certificate. There will be a fee for the return visit and agreed with the client. Some remedial work is notifiable. An example would be changing a consumer unit, work in a special; location and new circuits to the consumer unit.
